With the winter months just around the corner it is a good idea to ensure your property is comfortable & ready for the colder months ahead.
Below are a few tips for home owners & tenants that will assist you.
Heating
Heating units such as reverse cycle & / ducted units should be regularly cleaned prior to use. Air conditioning systems can become breeding grounds for mould, mildew, and other sources of biological contaminants and can then distribute these contaminants through the home.
Fireplaces should be regularly cleaned and have a chimney sweep inspect it at least once a year.
Check your hot water system
Check the efficiency of your hot water system so you don’t get left in the cold this winter. Testing the pressure and temperature relief valves routinely can extend the lifespan of the hot water system and prevent failures. The Residential Tenancies Authority recommends referring to the manufacturer’s guides or operating manuals on how to conduct a self-administered system check.
Maintain ventilation in damp areas
Ventilation during winter months in particularly steamy areas like your bathroom/ ensuite need to be taken into consideration. Making the use of exhaust fans or opening a window to prevent mould from building is highly recommended. Exhaust fans should be cleaned regularly to ensure they are dust-free to maximise efficiency.
Maintain your lawn and garden
Although grass may not grow as much or as quickly in colder weather, garden maintenance such as mowing, edging and weeding never goes away. Arrangements about the maintenance of gardens should be listed in your tenancy agreement, so check your tenancy agreement to find out what you’re responsible for.
Comply with smoke alarm legislation
Property managers/owners and tenants have obligations to ensure fire safety in rental premises. All rental properties across Queensland should have working smoke alarms. Find out more on the Queensland Fire and Emergency Services website.
